Garage doors fail gradually and then suddenly. Nearly every emergency call we run traces back to something that was visible months earlier — a fraying cable strand, a roller with play in it, a door slightly out of balance.
Here is the maintenance that actually extends life, the maintenance that is a waste of time, and the two things a homeowner should never touch.
Lubricate hinges, rollers, bearing plates, and the torsion shaft ends with a garage-door-rated lubricant. Never use WD-40 as a lubricant on a garage door — it is a solvent and strips the grease you want to keep. Skip the tracks entirely; they should be clean and dry, not greased.
Tighten hinge, bracket, and track bolts. Vibration loosens them over hundreds of cycles. Inspect cables at the bottom bracket and the drum for fraying, and inspect rollers for chipped nylon or wobble in the stem.
Wipe the photo-eye lenses, confirm the sensor brackets are tight, and clear the track path of storage that could obstruct the beam.
Close the door, pull the emergency release, and raise the door by hand to about waist height. A balanced door stays roughly where you leave it. If it slams down or flies up, the springs are out of adjustment — that is a service call, not a DIY fix.
Test auto-reverse by laying a 2x4 flat on the floor in the door's path and closing it. The door must reverse on contact. Then test the photo-eyes by waving an object through the beam while closing. A door that fails either test is unsafe and needs adjustment now.
Do the fall service in October, before the first hard freeze. Cold reveals every weakness in a door, and the spike in broken springs and stuck seals arrives with the first sub-20-degree morning.
Do the spring service in April, after the freeze-thaw cycles and spring wind have loosened hardware and beaten the weather seal. This is also the right time to check for rust at the bottom section from months of road salt and snowmelt.
Torsion springs and their winding cones. The stored energy is genuinely dangerous, and the tools to do it safely are not household items.
Lift cables under tension at the bottom bracket. That bracket stays under load even when the door is open. Both of these are inexpensive for a professional to service and expensive to get wrong.
Twice a year for typical use — before winter and again in spring. Doors cycling six or more times a day benefit from quarterly attention.
A garage-door-rated lithium or silicone lubricant on hinges, rollers, and bearings. Avoid WD-40, which strips existing grease, and never grease the tracks.
