Here's the checklist we wish every Northern Colorado homeowner followed. It takes minutes a month and can add years to your door's life.

Test the photo-eye sensors by waving an object across the beam while the door closes — it must reverse immediately. Test the auto-reverse by placing a 2x4 flat in the door's path and closing — the door should reverse on contact. Listen for new noises: grinding, squeaking, or banging mean something's wearing.
Visually check the springs for gaps, the cables for fraying, and the rollers for cracks or wear. Never touch the springs — just look.
Lubricate the torsion springs, hinges, and rollers with a silicone-based spray or garage-door-specific lube — never WD-40, which attracts dirt and dries out. Wipe off excess. Tighten any loose hinge bolts and bracket hardware with a socket wrench.
Check the weather seal at the bottom for cracks and gaps — a worn seal lets in cold, water, and pests.
Test the door's balance: disconnect the opener with the manual release and lift the door halfway by hand. It should stay in place. Before hail season (late spring): know your door's hail rating and check panels for existing dents that weaken them.
