After fixing thousands of garage doors across Northern Colorado, we've noticed the same problems keep showing up. Part of it is just normal wear and tear, but a lot of it comes down to our weather.
Broken springs are by far the most common call we get. The temperature swings along the Front Range — freezing at night, warm during the day — cause metal to expand and contract constantly. That wears springs out faster than in milder climates. We always recommend high-cycle springs (25,000+ cycles) for homes around here. They cost a bit more but last two to three times longer.
Frozen doors are a winter classic. Water seeps under the bottom seal, freezes overnight, and bonds the door to the concrete. Don't force it — you'll rip the seal off or bend the bottom panel. Use a heat gun or even a hair dryer to melt the ice along the bottom edge. Works every time.
